My aim in blogging about my personal investments is simply to try help anyone who is thinking about investing to avoid the mistakes I am making and give an honest insight into the process/finances. If you haven't followed my journey, you will see the previous properties I have invested in here. (Well worth reading through properties 1-9 to understand more).
Our New Strategy - Game Changer
We have been looking at levelling up what we are investing in and learning new strategies over the last 12 months through the Property Entrepreneur events and looking for new ways to approach our property investments. Due to high interest rates, what we were doing before has become less viable if our strategy is to get assets that cashflow short term.
After running the social channels of Garrett Peers for the last couple of years and getting an insight into the strategy he has been following for decades, we are super excited to have joined forces to take on a pipeline of projects that are bigger and better than anything we have done before. I will share more on my social channels and in future blogs on the exact strategy we are following (stay tuned).
Our Next Investment - Details
IT IS FAR BIGGER than anything we have done, so we've brought in the big guns! Really excited to have joined forces and to be working with the powerhouse Garrett Peers and Ian Bower on a pipeline of projects. This first property is the smallest of them all, but still a considerable level up. We have always enjoyed bringing unliveable properties back to life and adding more rooms or refurbed houses to a underserved property market. This hasn't changed with our aim to create houses that can become someones home (there's a big difference).
Our next property is a 3 bed house that we are adding a 40 meter extension on and converting into an 8 bed house.
Once the project is finished, it will be refinanced and rented out with strong monthly cashflow.
Headline Figures
These properties, as mentioned above, are far bigger and as a result more complex from a financial perspective. In future blogs, I will give an in-depth insight into the exact layout and strategy, but for now, here's the headline figures. (Again, I only share these to help give insight for anyone looking at investing to improve their financial future and life). All other Costs: £41,000
Total Costs: £537,000
Total Value after works completed: £755,000
Monthly Cashflow: £2,200
